Conceptual and functional design of Bonded Logistics Park for Arshiya

Project Background

Arshiya is a pioneering Unified Supply Chain & Infrastructure Group headquartered in India. The group envisages a phased investment of approximately USD 1.6 billion towards creating a state-of-the-art infrastructure across strategic locations in India. The infrastructure comprises Free Trade & Warehousing Zones (FTWZs), Industrial & Distribution Hubs, Rail, Rail Infrastructure, Forwarding, Transport & Handling and Supply Chain Technology & Management solutions. This project is in India’s first Free Trade & Warehousing Zone (FTWZ) at Mumbai (Panvel), which was designed by BPS in 2009. In 2012, BPS was awarded again to design the warehouses in the FTWZ.

Project Challenges

  • Car Storage Warehouse Design
    - Major Challenge: Unknown car storage market demand
    - Core need: Warehouse needs to be flexible to functional change: convert to bulk storage
  • Bulk Storage Warehouse Design
    - Major Challenge: Current bulk storage warehouses have low vertical space utilization
    - Core need: Warehouses need to deploy multi-level platforms to increase vertical space utilization and hence storage capacity
  • Cold Storage Warehouse Design
    - Major Challenge: Unknown cold storage market demand
    - Core need: Warehouse needs to be flexible to adapt the change in business volume: to be energy efficient in slack seasons while bearing sufficient storage capacity in peak seasons

Project Timeline

  • Car Storage Warehouse Functional Design
  • Bulk Storage Warehouse Functional Design
  • Cold Storage Warehouse Functional Design

Project Results and Benefits

Carried out the following consultancy works for the Car Storage (148,700 sq.ft.), Bulk Storage (139,400 sq.ft.) and Cold Storage (89,163 sq.ft.) Area:

  • Car Storage Warehouse Functional Design
    - Car ramp, cargo lifts, optimal floor height, traffic flow, fire fighting, safety and ventilation etc.
  • Bulk Storage Warehouse Functional Design
    - Cost effective and efficient operation steel platform design, including height, no. of floors, functional areas, building materials, column grids and load factors etc.
  • Cold Storage Warehouse Functional Design
    - Optimal existing layout design to increase flexibility towards changes in business volume, future expandability and operation efficiency referencing world-class design

Investment Term

Project deliverables include First Design Report of Master Layout Plan and Warehouses, Final Design Report of Master Layout Plan and Warehouses, Design Guidelines and Design Brief for Architect, and Review and Comment on Architectural and Structural Design and Drawings. The warehouses were designed with maximum storage capacity, optimal cargo handling operations and maximum flexibility for operation changes.
